PAYMENTS:
Non-Refundable Processing Fee is due at the time of the online reservation. We accept Visa and MasterCards*. 50% of the rent and travel insurance (if applicable) will be due 7 days after booking date. 50% of the balance in rent plus the accidental forgiveness fee, linen rental fee (if applicable), cleaning fee (if applicable) and pet fee (if applicable) will be due 45 days prior to arrival. Reservations less than 45 days out must pay in full.
*Please note that if you opt to use your credit card there will be a third-party vendor fee of up to 3%.
ACCIDENTAL FORGIVENESS FEE: Homestead is excited to offer a convenient Accidental Forgiveness Fee option in place of the traditional security deposit. For a one time (non-refundable) fee, you will be protected against accidental damages to your rental property equal to the amount of the property security deposit. You pay the one time fee with your final payment and DO NOT have to pay refundable security deposit. This allows more funds to be freed up for your vacation fun!
Note: The amount of your Accidental Forgiveness Fee is listed in the payment schedule of your lease. For reference, 1-2 bedroom properties are $100.00, 3-4 bedroom are $150.00, 5-7 bedroom properties are $250.00 and 8 plus bedroom properties are $300.00.
The Accidental Forgiveness Fee is coverage not to exceed the amount of the security deposit that is attached to the property. For example, if a 3 bedroom property carries a $500 security deposit, the $150.00 one time Accidental Forgiveness Fee will cover accidental damages up to the amount of $500. Tenant may be held liable for damages exceeding the amount of the property security deposit. While heavy cleaning/sanitizing is not required upon departure, you are expected to leave the property in the condition in which you found it. Vacating a property and leaving it excessively dirty is not acceptable and may result in charges for additional cleaning. The Accidental Forgiveness Fee DOES NOT cover any additional cleaning charges.
CANCELLATION POLICY:
Cancellation of any online reservation forfeits all money paid except refundable fees. Processing fee is non-refundable. If Homestead Real Estate is able to rebook the reservation, Homestead will refund your rental payment less a 12% cancellation fee.
CHECK-IN/CHECK-OUT:
Check-in time is 4:00 p.m. on the date of your arrival. For those arriving after office hours, arrangements should be made by telephone prior to arrival for key pick-up information. PETS:

SITE UNSEEN RENTALS:
We highly recommend that anyone signing a Lease personally inspect the property before signing Lease. The Broker makes no warranty as to the condition or description of the property.
AGE REQUIREMENTS:
Since our vacation rentals cater to the family, we cannot accept reservations for vacationing students. We DO NOT rent to single persons under the age of 25 unless accompanied by parents during the entire rental period.
RESTRICTIONS:
Guests are required to abide by the rules of the property in which you are staying and comply with lease requirements. Failure to do so may end in additional charges. Please note minimum night stay and maximum occupancy for this property. Also, see House Rules for full details of guest expectations while occupying rental property.
NOTICE:
By giving your credit card* information or ACH banking information, you agree to the above stated policies. You also agree that all information given is correct and that you authorize Homestead Real Estate to collect the funds necessary at the time of the online reservation. Persons obtaining reservations under false pretenses will be subject to forfeiture of rental payments and non-refundable fees and the party will not be permitted to register at time of check-in.

LEASE:
Upon completion of the online reservation and final confirmation by Homestead Real Estate, a lease will be forwarded to the email provided at the time of your online reservation. You will be receiving your lease electronically in the form of an email from our secure document server DigiSign. Once you receive this email from DigiSign simply open the email and follow the prompts, the signed lease then comes right back to us.
This lease should be coming to you within 48 business hours of your online reservation. If you do not receive your lease within 48 business hours, please contact us. Please allow additional time to receive your lease when online reservation is made over a weekend or holiday. In order to avoid cancellation we must be in receipt of your signed lease and first payment within 7 days.
Homestead Real Estate is closed Christmas Day through New Years' Day. Any online reservation submitted during this time will be reviewed the first business day of the New Year. Please allow additional time for processing after the busy holiday season.

I hereby authorize Homestead Real Estate Co. Inc. to charge my credit card* as completed below in the designated amounts according to the option selected for this lease. In the event that any of my scheduled payments are not received on time, I clearly understand and authorize an additional $25 late fee to be charged to my credit card*. I hereby agree that I will not dispute or chargeback any dollar amount regarding the confirmed payment schedule and the late fee penalties if applicable.
